For quite some time the water softener systems stocked and sold in Jacksonville and surrounding markets have used internal moving parts made of rubber and plastic. These parts are necessary for the system to regenerate (or clean itself). These older style systems push and pull a piston across rubber seal for it to work. As the piston moves from position to position the rubber O-rings seal off and direct water to different parts of the water softener. A typical system will regenerate 100-200 times a year. While they do the job, rubber and plastic components are very weak, and break often. The rubber seals get hard, swell, crack and tear, causing water softener failure. Symptoms of this failure include water running continuously (if this happens JEA may call you to inform you of a leak), the salt tank can fill with water, and the system will stop using salt. In any of these scenarios, your water softener will not work or make soft water. A repair to replace these parts will be needed-at a cost. Is a Water Softener usually Installed next to the Water Heater?

Does a Water Softener have to be close to the Water Heater?

Although there are water pipes near the water heater, they may not be the right pipe to connect a water softener system. You see, the right pipe to connect a water softener to is the main supply pipe or service pipe. Connecting a water softener to the service pipe assures 100% soft water on both the cold and hot side of the plumbing system. Can the service pipe be located next to the water heater? Sometimes yes, but more often no. If your home has a water softener loop this means the service pipe is pre plumbed to a convenient location in the garage, often times near the water heater. If your home does not have the loop then you will have to located your main supply pipe to determine placement.

Where is the Main Supply, or Service Pipe, at my house?

To locate your service pipe the first thing you need to determine is where your water meter (out by the street) is located. Is it on the garage side or the non garage side of your home? In Jacksonville the water meter is a concrete box with the letters JEA on it. In St Johns/ St Augustine it's usually a plastic meter box with a bright blue lid. Standing out at the meter near the street, look up at your home. The plumber had to connect water to your home from this meter location. Usually, the path of least resistance is used to make this connection. 90% of the time the water enters the home on the same side of the home that the water meter is located. The point that the supply pipe enters your home (POE Point Of Entry) should be marked by a green plastic circle shaped lid. However, sometimes it gets buried under years of landscaping and mulch and sometimes it's not marked at all. Once the POE is located you can now determine where the water softener will be installed.

Either Inside the Garage or Outside on the Side of your Home

Simply put, if your supply pipe enters the home on the garage side, then the water softener will easily be installed inside the garage. However, if the Point of Entry, POE, is far away from the garage you will have two options. Either we can dig and trench to the garage to run the supply pipe to the garage then loop back to the POE, or we can install the water softener outside at the POE.

Pictured below is our Premium Water Softener Option: Hydro Steel . It's an all stainless steel tank that can stand up to the elements. We don't recommend using the cheaper fiberglass water softener tanks outside. The UV rays from the sun will damage a fiberglass tank in as little as a few years.

If the POE is on the non garage side can it still be installed in the garage?

Yes. By digging a trench from the point of entry to the garage. The trench must meet code, which is 6 inches below the frost line or 1 ft. At this depth the supply pipe will be protected and insulated from extreme temperature fluctuations allowing the supply pipe to last a long long time.

Also, we do not recommend running a pipe from the side of the home up through the attic over to the garage. This process causes harm to your homes attic insulation by reducing your R value making your home less energy efficient and exposes you to undue risk of leaks. Your attic will reach temperatures in excess of 150 degrees during the summer. Temperature fluctuations like this will weaken the pipe over time exposing you to leaks.

How To Avoid A Salt Bridge

If a water softener system stops using salt you will not get soft water. The most common reason a water softener stops using salt is due to the formation of a "Salt Bridge". A Salt Bridge is a clump of salt that has been fused together due to moisture that's spans entire diameter of the salt tank. This clumped salt resembles concrete and is very hard to break up. Consequently, the salt bridge prevents the salt on top from coming in contact with the water beneath it. That is why we call it a Salt Bridge.

How is a Salt Bridge formed?

A salt bridge is formed when the dry salt is exposed to moisture. Moisture causes the once granular salt crystal or pellet to merge into one giant clump of salt. By chance if it makes it from one side of the tank to the other side a bridge is formed. Once the bridge of salt is formed the salt level will no longer go down. At this point the salt bridge needs to be broken up.

How to remove a salt bridge.

I hope you ate your Wheaties because removing a salt bridge can be intense. Once the salt has fused together the consistency resembles concrete. So, breaking it up will take some effort.

Method 1. The Rubber Mallet

First. Use a rubber mallet and gently tap/hit the side of the salt tank all around it. Next, grab the rim of the salt tank and give it a good shake. Note, the salt tank is hundreds of pounds so shaking it may be difficult for some people.

Method 2. The Broom Stick

If Method 1 did not work it's time to move onto method 2. Brut force and a firm tool. By using a broom stick, a shovel, or an iron rod, you will attack the salt bridge until you succeed. Start by removing all the loose salt from the salt tank into a bucket or onto a drop cloth. Once you see the bridge start pounding trying to locate a weak area of the bridge. Keep working the weak area until you make it all the way through the bridge. It might be a few inches to a foot thick. Then keep working the salt bridge until the entire bridge breaks up and falls down inside the salt tank. Remember, the greater the obstacle the greater the glory when you overcome it.

Method 3. The Water Method

If you cannot physically break through the salt bridge then you may have to add water. To do this, use a hose to spray water into one dedicated spot while continuing to work the area with a broom stick. The salt bridge will quickly give way however your salt tank will have a lot of water left in it. Stop spraying water and thoroughly break up the remaining clumps of salt. From here, place the system into regeneration either immediate (right now) or delayed (tonight at 2am). Different models of water softeners will have different configured buttons and programming. You may have to consult your owners manual. Note, adding water is an effective way at breaking up a salt bridge but all the salt gets wet during the process. Wet salt will have the potential to bridge again. If you have to use the water method, break up the salt daily to avoid another salt bridge.

How to Avoid a Salt Bridge

Preventing a salt bridge in a water softener system in Jacksonville FL is easy. Either before you refill a low/empty salt tank, or if you are filing the tank for the first time simply place two pieces of scrap pipe in the shape of an X. As the salt level lowers it falls around the pipes and avoids bridging. This is our standard practice when installing our water softener systems in Jacksonville FL.

The Drain

As part of the water softener system regeneration process, it will produce discharge water that needs a place to drain. The water softener will need access to an effective drain that will discharge the water. The most common places to drain the water system discharge to is the washing machine drain, utility sink, French Drain, or run the hose on the ground to a spot that is suitable. Depending on the hardness of your water and the size of your family, these factors will determine the drain frequency. On average, the water softener will regenerate and discharge water once a week. Some water softener systems, like our 89 HE (high efficiency ), will discharge as little as 34 gallons per regeneration. In comparison with some older systems, they can discharge as much as 100 gallons of water per regeneration. As a result, the drain will have to be capable of handling water on a regular basis.

What is acceptable to receive the discharged water?

We are often asked if it is ok to drain the water softener drain line to the sewer clean out pipe found around the property. The answer is NO. Even though water softener companies in our area elect to drain the water softener to the sewer clean out tee, it is illegal and not permitted. The reason it is not permitted is because under the main sewer cap is raw sewage bacteria. Once a drain line is inserted into the sewer clean out, it opens a path for sewer bacteria to enter your potable water. Essentially, you are connecting raw sewage bacteria to your potable water through the drain line. Over time and in the case of a sewage backup, raw sewage bacteria can be transferred into your water softener, then into your homes water supply through the drain line itself. It’s a $5,000 fine in most counties because it’s dangerous to the public. Our team would recommend a French Drain be installed, since it is a far better solution.

The specific legal code that addresses this illegal drain installation is addressed by Florida Air Gap codes. To properly drain to the sewer clean out tee would require a trap seal, appropriate stand pipe, followed by an air gap. Most companies that say “Sure, it’s ok to do this” are not following this safety requirement. In my experience over 25 years, companies will simply drill a hole in the sewer cap and insert the drain line. This type of installation for the water softener drain should not be done.

Water Softener Drain to Washing Machine

When installing a water softener system inside the garage draining to the washer is the most used drain location. Naturally, most laundry rooms are nearby the garage which makes plumbing a drain line to it easy. The biggest question you are faced with is how is the drain installed? Would it be best to run the drain up into the attic, then across the attic, then drop it down into the washer drain (up and over)? Or run the drain line down along the base board then over to the laundry room, installing the line through the wall to access the washer drain? Both of these options will work great it’s really a matter of logistics. Our site estimator will help you determine the best drain location.

Drain to Ground

Another option is to simply run the drain on the ground. In some homes accessing the washing machine drain is simply not practical. In fact, some water softener systems are not even installed inside the garage, they are installed outside on the side of the house. And on well water, the water softener is often installed at the pump. This is where draining a water treatment system on the ground may make the most sense. On well water near the pump is usually ideal for simply running the drain on the ground. And some city water system installs that are outside drain to ground into a bed of rock mulch or some other conducive surface.

Will draining a water softener system to the ground hurt anything?

Nothing will be harmed, as long as the surface that you are draining to is acceptable. The discharge is mostly water with very little sodium. As long as there is mulch or decorative rock you will be ok. Sometimes there is a tree line a few feet away, we can use that location also. The only place we wouldn’t drain to ground is directly onto grass. The amount of water may drown the grass. Our site estimator can help you to determine if a drain to ground will work or not.

Install a Drain Field or French Drain

A popular option for draining a water softener is installing a French Drain. A properly installed French Drain will receive the discharge water for years and years. We dig a 10 ft. trench roughly 2 ft. deep. Then we add rocks and a corrugated drain pipe covered in weed net. Rocks give the water a place to go, the corrugated pipe holds a large amount of water giving it time to percolate, the weed net wrapped around the corrugated pipe keeps dirt from filling it in. A French Drain is ideal for a water softener system that is installed near grass. We install lots of French Drains with great success in the Jacksonville FL area.

The Water Supply Pipe

Installing a water softener system is a great idea especially if you have hard water. Where will the water softener be installed? Will it go in the garage, if so where in the garage, or will it be installed outside on the side of the house. These are common issues we deal with everyday with homeowners seeking to install a water softener system. A water softener system installation location will be determined by the location of the water supply pipe that feeds your home. Let’s take a closer look.

Water Supply Pipe on the Garage Side?

I have found that most people installing a water softener system want it located inside the garage. The garage is a protection for the water softener and will protect it from the outdoor exposure. How do you know if the water softener can be installed in the garage? You will need to locate the main water supply to the home and if the main water supply pipe is located on the same side as the garage, then a garage install is simple. If your water supply pipe is on the garage side of the home you won’t need to pay your builder for the water softener loop. How do you know where the water supply pipe is for your home? Simple. Locate the water meter shut off valve typically by the street. If the water meter shut off valve is on the garage side of the home, then the supply pipe likely enters on the garage side. If that’s the case, locating the water softener system inside the garage will be simple. When we install the system in the garage we will likely drain the discharge from the system to the washer machine drain.

Water Supply Pipe on the Opposite, Non Garage Side?

Installed Outside

If the water meter shut off valve is on the opposite side of the home away from the garage, we recommend the install be in the garage or outside. When the water supply pipe is on the opposite side of the garage, we still may be able to install a water softener system inside the garage. The team will hand trench from the supply pipe to the garage wall. We will trench through the sod and the flower beds and jet underneath the walkway, if you have one. This allows us to redirect the water supply pipes to the garage so that we can install the water softener at the end of the trench location. Depending on the layout of the home, different solutions will be available if the design doesn’t allow us to access the garage. When this happens, we will need to install the water softener system outside the home. We secure the water softener system in the ground by burying it about half way or waist high and it will be located near the location of the water supply pipe. When this occurs, we also install a French Drain for the discharge drain water.

Resin Tank

Hard water simply refers to water containing hard water ions. These ions cause the hard water symptoms like white scale and damage once they mix with oxygen and heat inside your home. A hard water ion has a positive charge making it a cation. The resin tank is filled with ion exchange resin media that is negatively charged. When hard water passes through the resin media tank the resin attracts the calcium ion sticking to the resins surface, removing it from the water. Once the hardness ion is removed the water is now soft.

Drain Line

Once the resin tank is full of calcium hardness it purges itself through a process called regeneration. During regeneration the resin media is washed with a high concentration of sodium ions that break the bond between the resin and calcium. While this is happening, a water softener system will be discharging water to a drain. You see, the water softener valve will calculate how much salt and rinsing is needed to purge all the hardness minerals out of the tank.

Setting the hardness level on a water softener in Jacksonville FL is simple. First, you have to know your water’s hardness. Secondly, you’ll have to know how to access the water softener hardness program screen. Once you have these two items you’re ready to go. Let’s take a closer look.

Hardness Level Relevance

Setting the hardness level tells the water softener control valve how often it needs to regenerate with your given water supply. Hard water is measured in how many grains of hardness are in every gallon of water. It uses this number to convert a total volume in gallons that it can soften per regeneration. Let’s take the hardness level of 20 on our standard full size resin tank. Our Platinum Series water softener system with a hardness level set to 20 will produce 1200 gallons of softened water per regeneration.

Let’s say your water does not measure at 20 grains but higher like 24. Comparatively, this water contains more hardness in each gallon which would lower your total volume in gallons. So, while a system programmed for 20 would produce 1200 gallons, a system programmed for 24 will produce 1000 gallons.

Did you know that there two hard water grids in Jacksonville FL that produce a water supply with 28 Grain water. If you have 28 grain water I feel for you, I really do. Water this hard requires one to wear a helmet while taking a shower, ha. Consequently, 28 grain water has even more hardness in every gallon lowering your total volume even more to 857 gallons of water per regeneration.

Each system can be a bit different. However, most hardness level program screens can be found by pushing all the buttons frantically until you luckily land on the hardness setting screen. Of course, our system can be set by pushing the “Next” and “Regen” button simultaneously until the screen changes from the pretty blue color to the yellow colored screen. When you see the yellow color you have entered the programing portion of the control board. The first programing screen will ask you to select your language, English or Spanish. Select your language then push “Next”, this takes you to the hardness level setting screen. Using the up and down arrows you can set your hardness level and push next until you exit the yellow screens brining you back to the blue screens.

Water softeners contain a mineral tank filled with water softener resin media. The resin media is the main part of a water softener system. When resin media breaks down it can exit the water softener tank clogging your homes plumbing system, yikes! Consequently, this will cause quite a surprise along with a costly plumber bill to fix it. Conversely, this problem is easily avoidable. Let me show you how.

Tank Design

A simple way to avoid this is by using a appropriate tank design. The best water softeners use a gravel support bed that is located beneath the resin at the bottom of the tank. A gravel support bed is 10-15 lbs. of fine granite. The tolerances in the gravel bed will not allow expired resin to pass through. Instead, the expired resin will be retained inside the water softener tank limiting your impact to gradual lower water pressure. However, tanks without a gravel support bed will allow the expired resin to pass through the tank and enter your homes plumbing system. This can result in clogging all the faucets, ice maker, water heater, shower heads…etc. Cleaning the fixture screens and replacing faucet cartridges is tedious and expensive.

Protect the Resin Media

Another solution would be to stop the resin from expiring to begin with. You see, it’s not usage that causes the resin media to fail rather it’s exposure to oxidizing agents. Namely, Chlorine. Chlorine in city water is the number one reason that water softener resin media fails. New resin media resembles tiny plastic sand with a firm resilience. Albeit, after just a few years of exposure to chlorinated city water the resin bead will reduce in size and soften. Left unchecked, it will degrade until it is small enough to pass through the tank. Smart water softener companies protect the resin media from chlorine by installing a pre filter. A pre filter is a Granular Activated Carbon filter installed ahead of your water softener. It’s purpose is to catch and remove all the chlorine before the water enters the water softener.

A water softener system is an appliance that is used to soften water. Hard water is water that is high in mineral content. High hardness levels can damage your homes plumbing system. A water softener system prevents this damage. They are comprised of three main components. The control valve, the resin tank and the salt container.

Resin Tank

The resin tank is a tank filled with water softener resin. Resin is a type of media that removes hard water minerals from water through ion-exchange. First, the water softener resin is pre-charged with sodium during a process called regeneration. Then, hard water flows through the resin media. The exchange sites on the resin media prefer the Calcium. So, they let go of a sodium to attract a Calcium. Subsequently, this process produces soft water. But once the resin is full of calcium how is it cleaned?

Salt Container

Salt plays a key role in a water softener system. It’s the sodium that will clean the ion exchange resin during the regeneration process. A high concentration of sodium, called brine, is flushed through the system periodically. The sodium then overpowers the bond between the resin and the calcium. Like wise, with all the calcium out of the system it’s ready for service. This process of cleaning the tank with sodium is repeated as needed. How often this occurs is decided by the Control Valve.

How Often Should I add Salt to My Water Softener

This is our most frequent question. Along with pictures to show you, this blog post will help you understand the different salt levels. You see, a water softener uses salt kind of like your car uses gas. So the amount of water used at your home will determine the amount of salt consumed. So, should you top it off monthly, quarterly or less will depend on your consumption rates and personal habits.

These pictures show a salt pot (container) that is mostly full. At this time no salt maintenance is required. Unless your inner O.C.D. wont allow you may to top it off at this point. As a matter of fact, this water softener salt container wont need salt for several months from now.

Half Full

This is the time we usually recommend topping off the water system. From the half full level it takes approximately 3 bags of salt to return the level to full. How long will takes to become half empty depends on how much water is used. An average family of 4 in Jacksonville FL will reach this level in 3 to 5 months. Each family is a little different.

A mostly empty salt container means your about to run out of soft water. Water softeners needs salt to make softer water and without your water will be hard. Salt Pellets

How much water should be in the brine tank?

Checking your salt level in your brine tank should be done at least monthly. For excellent efficiency, we recommend the salt in the brine tank always be at least 3-4 inches above the water level, but less than four inches below the top of the brine tank. Hard water scale deposits and damage water heaters, complicate cleaning processes and require a lot more soaps in the dishwasher and laundry. Today’s blog entry will compare how a Salt Free Water Softener stands up to our very hard Saint Johns County FL water.

A water softener loop is a pre-plumbed pipe set up used to install water softeners. The purpose of a water softener loop is to provide a dedicated spot for the water softener. Therefore our local home builders offer the water softener loop when you are building a new construction home. The water softener loop consists of three things that a water softener system needs. Access to the main water supply, a drain for the discharge, and an outlet for power. This is a picture of what a pre-plumbed water softener loop looks like.

Is it required for the installation of a water softener?

No. We can easily install a water softener into the garage with out the pre-plumbed water softener loop. The three needs of a water softener can be provided quite easily. And because water softener installations is all that we do we don’t charge extra if you don’t have the loop.

Where in the garage would a water softener be placed?

The placement of the water softener system would depend on where your main water supply line enters your home. Some water supply lines enter the home on the garage side and some the non garage side of the home. If the water enters on the garage side of your home a water softener could be installed inside the garage near the water line point of entry. However, if your main water supply line is on the far side of the home then we would have two installation options. First we could install the water softener system outside or secondly we could run water pipes across the front yard to the garage. So, if you learn of a company selling water softeners in Jacksonville FL through solicitation there is a good chance you will not be happy with the sales practices or service after the sale per online reviews.

There are however reputable dealers who sell quality systems at reasonable prices and provide customer support.

How to Add Salt to a Water Softener

Salt is the only ongoing upkeep your water softener requires. You never have to change the salt; you simply add it as needed. Just like your car uses gas so the water softener uses salt. The amount of salt you use will be according to your amount of water consumption and how hard the water is at your home.

When Do I Add More Salt?

Salt can be added as much as you like. Some people prefer to add a bag a month just to make sure that their system has salt. Others, like me, fill it all the way to the top to reduce the frequency of servicing the system. But when you look in the salt pot and see only water it’s time to add a bag or two. The goal is to keep the salt above the water level so that the salt looks dry. This assures a maximum concentration of sodium and thus nice soft water.

Phase One-Full Salt Pot

This is a salt pot that is completely full. I fill my salt pot all the way to the top like this one 2 to 3 time per year, that’s it. (note: individual results WILL vary. Water softeners use salt based on usage. So if your home uses more water the water softener will use more salt. If you use less water the water softener will use less salt.) The point made with this picture is that you dont have to add salt all the time or every month if you dont have the time to do so. Water softener salt pots usually hold between 200 and 300 pounds of salt which will give you some wiggle room when servicing.

Phase Two-Half Full Salt Pot

As the salt is consumed the salt level will become lower and lower. Eventually it will be low enough that the salt level will begin to submerge beneath the water like this. This is a good time to add some salt.

Phase Three-Empty Salt Pot

At this phase the salt pot will be mostly empty with nothing but water inside. Salt should be added immediately to assure soft water for your home. If you run out of salt you run out of soft water.

Where Do I Buy Water Softener Salt In Jacksonville FL?

Salt is for sale almost everywhere. Publix, Walmart, Home Depot, Costco…etc. It’s called water softener salt or solar salt. You simply need Water Softener Solar Salt. Like anything there is usually a generic type brand and a name brand of salt on the shelf. At Publix you will find.

What about salt with rust remover in it?

Also on the shelf is a bag of salt that costs a little more that has a rust remover additive. This additive is a cleaner that helps the water softener resin stay clean when it is removing iron in addition to hard water. So this type of salt product is not needed on city water in Jacksonville FL. Our city water is very hard but it does not have iron in it so therefore you don’t need the rust remover salt. Rust remover salt is for water softeners installed on private well water.

How to buy a water softener in Jacksonville: Flow Rates

The holidays are upon us and that means it’s time shop, travel and gain some extra weight (I started early on the weight gaining this year). Because some of us will be hosting visitors in our homes that will likely want to take showers, wash laundry and the like, I wanted to talk about how different water softeners allow for more or less flow of water into your home. The critical question we will answer is “under a peak demand situation (multiple uses simultaneously) will the water softener allow for that additional use or restrict it?”

Is there really that big a difference of flow rates from brand to brand? YES

Let’s look at some progressions in society and how some water softeners have adjusted and others have not. My grandmother-in-law lives in the Arlington area of Jacksonville in an older home. Back then and all throughout her area homes were constructed with one bathroom per home and one kitchen per home. Contrast that to today where it’s common to have three, four, or five bathrooms per home along with a powder room, extra utility sink in the laundry room and more. A water softener that was originally designed to handle the flow rate demands of my grandmother-in-law’s house would not be able to provide the needs of a four bathroom home say in Durbin Crossing North. If you were unaware and purchased a water softener that did not meet the flow specs needed for your home you would notice a restriction of flow during peak demand moments. For example, some units still being sold in our area today have a maximum flow rate of 5.9 gallons per minute while others (including most to all of our units) will allow close to 20 gallons per minute.

How do I know what my peak demand in gallons per minute is?

Our residential water softeners are equipped with a precise, digital meter that automatically records peak demand in gallons per minute. Depending on the size of the family and the number of bathrooms we will see anywhere from 6 to 15+ gallons per minute recorded on our water softeners.

How do I know what the water softener is rated and tested to handle?

You have to find the “capacity specifications” page from the actual manufacture. This information may not be immediately available as most sales persons either won’t have access to it or don’t know where to look to find this information. Just to be clear, sales literature is not the same as a capacity specification sheet. A peak flow rate on a spec sheet has a corresponding psi pressure drop listed along with it. For example, water softener X with a such and such sized tank, will have a peak flow rate of 8 GPM@12psi drop. Sales literature is usually very generic and won’t offer technically specific data. They will typically say high flow system or something like that. Which doesn’t really tell you anything.

Do higher rated systems cost more than a lower flow system? Not really

The truth is the price of a lower rated system and a higher flow system could be very similar. So why not get the most bang for your buck?
